Getting an offer

The offer
We start with what the home would sell for fully repaired, then subtract repair costs, holding and selling costs, and our margin.
We walk you through each number on the call.
It is built for speed and simplicity: no repairs, no showings, no financing to fall through, and you choose the closing date.
If listing would work out better for you, we will say so. We can list the home instead and handle the showings, negotiations, and closing costs for you, which takes longer but usually gets you a higher price.
Nothing is binding until both sides sign a written purchase agreement. Take your time.
No commissions, and we cover standard closing costs.
Your own debts (mortgage payoff, unpaid taxes, liens) come out of your proceeds, as in any sale. You see every line before signing.
Closing
A direct cash purchase takes about two to four weeks, limited mainly by the title search. If you need longer, that is fine.
If we market the property to a wider pool of buyers instead, it takes longer, commonly two to three months. We go over which route fits your property before you commit to anything.
A licensed title or escrow company, a neutral third party rather than ours, handles the title search, loan payoffs, and transfer.
The title company wires the funds to your account at closing, or issues a check if you prefer.
Your situation
Usually workable. We can often make an offer while probate is still open, closing once the court grants authority.
If there are several heirs, everyone with an ownership interest has to agree.
Reach out early, since options narrow as the auction date approaches. A sale can often pay off the loan and arrears and still leave you proceeds.
We cannot stop a foreclosure ourselves, and we will say so if a sale is not realistic in your timeline.
Single-family homes. We are not buying rental properties at the moment.
Then a sale will not clear the debt without your lender agreeing to a short sale. That is slower and less certain, and we will be direct about whether it is worth pursuing.
Working with us
It depends on the property. We may buy it directly, bring in a buyer from our network, or help you market the home to a wider pool of buyers.
Whichever route applies is disclosed in writing before you sign, and the price and closing date in the signed agreement are what hold.
No. We buy as a principal, not as your agent, so we owe you no agency duties. That is disclosed in writing in the agreement.
Keegan Tingey does hold a California salesperson license, so if listing the home would net you more than a cash sale, that is an option we can talk through.
