Selling a House That Needs Major Repairs

At some point a house needs more work than you can reasonably fund up front, and lenders will not let traditional buyers touch it until that work is done.

A cash purchase closes that gap. No lender means no lender-required repairs.

Lenders are the real obstacle

Most mortgages require the property to meet minimum condition standards. An appraiser flags an active roof leak or no working heat, and the loan stalls until it is fixed.

That leaves you paying for repairs on a home you are trying to leave. Buying with cash removes the problem entirely.

What as-is covers

Structural and foundation problems, roof failure, fire or flood damage, mold, knob-and-tube wiring, a failed septic, unpermitted additions, open code violations, city liens.

None of it disqualifies a property. These are inputs to the number, not reasons to walk away.

Being upfront costs you nothing

Sellers often downplay problems fearing a lower offer, but we find them during due diligence and the price gets renegotiated late, which is worse.

Tell us the worst of it on the first call. An offer built on accurate information survives to closing.

You still have to disclose

Selling as-is does not remove your legal duty to disclose known material defects, and as-is language does not override it.

That works in your favor here: disclosing a defect to a buyer who has already priced it in costs you nothing.

Common questions

Condition is rarely the issue. Title problems are the usual blocker: an unresolvable lien, a boundary dispute, or ownership that cannot be established.

No. We do our own assessment, and there is no inspection contingency letting us cut the price later based on what we find.

Usually not. Violations and municipal liens are resolved through the title company at closing. Send us the notices so they are priced in from the start.
