What this site is
This site provides information about our home buying process and lets you request a cash offer on a property. It is marketing and informational material. It is not an offer to purchase any specific property, and nothing on it creates a contract.
Requesting an offer
Submitting the form does not obligate you to sell and does not obligate us to buy. There is no fee to request an offer and we will never ask you to pay us anything.
You agree that the information you give us is accurate to the best of your knowledge, and that you either own the property or are authorised to act on behalf of its owners.
Offers are not binding until signed
Any figure we discuss with you, whether on a call, by email, or in writing, is an expression of interest and not a binding commitment. Neither party is bound until both parties sign a written purchase agreement.
Any offer may be revised or withdrawn before that agreement is signed, including where information about the property turns out to be materially different from what we were told. You are equally free to walk away at any point before signing.
We act as a principal, not as your agent
When we buy a home we do so as a buyer, a principal in the transaction. We are not your real estate agent, we do not represent you, and we owe you no agency or fiduciary duties. You are encouraged to have your own agent, attorney, or accountant review anything before you sign it.
Keegan Tingey holds a real estate salesperson license issued by the California Department of Real Estate. Where a licensee is a principal in a transaction, that status is disclosed in writing in the purchase agreement.
How a purchase may be completed
Depending on the property, we may complete the purchase ourselves, assign the purchase contract to another buyer, or assist you in marketing the property to a wider pool of buyers. Where we intend to assign, that intent is disclosed in writing in the purchase agreement before you sign. The purchase price and closing date you agreed to do not change, and you are never responsible for finding an end buyer.

Nothing on this site is legal, tax, accounting, or financial advice, and no attorney-client or advisory relationship is created by using it. This includes anything we write about probate, foreclosure, tenancy, divorce, or taxes. Those topics vary by state and by circumstance. We try to keep this site accurate and current, but we do not warrant that it is free of errors or that timelines, costs, or processes described here will apply to your property. Any figures given are general illustrations, not promises.
SMS messaging terms
PRELIUM PROPERTIES LLC offers two separate recurring SMS programs. Informational property-inquiry messages may include inquiry confirmations, property questions, scheduling, follow-ups you requested, offer updates, and secure document delivery. Promotional nurture messages may include later check-ins about your property inquiry and our cash-offer services when you have not responded.
Messages may include links to scheduling pages, contracts, or other secure documents. When appropriate, a message may include a phone number for an authorized PRELIUM PROPERTIES LLC team member so you can return the call.
The two SMS choices on our offer form are optional, unchecked by default, and separate from your request for a live callback or email. You may select either, both, or neither and still submit a property inquiry. SMS consent is not a condition of receiving an offer or purchasing any property, goods, or services.
Message frequency varies. Message and data rates may apply. Check with your carrier for details. Carriers are not liable for delayed or undelivered messages.
To stop receiving messages, reply STOP to any text message. Reply HELP for help or email team@preliumproperties.com. An opt-out applies to both SMS programs unless you clearly ask to leave only one program and our messaging provider supports program-specific opt-outs.

Requested callbacks and email
By submitting the offer form, you request that PRELIUM PROPERTIES LLC call or email you about that property inquiry. This requested live-person callback or email is separate from either optional SMS program. Automated, artificial-voice, or prerecorded calls are not part of these SMS programs.
Acceptable use
Please do not submit false information, submit requests for properties you have no connection to, attempt to disrupt the site, or use it in violation of any law. We may decline to work with anyone and may refuse or remove any submission.
Intellectual property
The content, branding, and design of this site belong to Prelium Properties LLC. You may read and share it, but please do not copy it for use on a competing site.
Limitation of liability
To the fullest extent permitted by law, Prelium Properties LLC is not liable for indirect, incidental, or consequential damages arising from your use of this site. Nothing in these terms limits liability that cannot lawfully be limited, including for fraud.
Governing law
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Where a transaction concerns property in another state, the law of the state where the property is located governs that transaction.
Changes
We may update these terms and will change the date at the top when we do. Continuing to use the site after a change means you accept the updated terms.
